The villa (300 sqm – 3,228 sqft) dates back to the 18th century and was originally a barn. Built following the slope of the hill, the villa boasts two independent accesses while the floors are connected by an internal staircase. The upper doorway leads to the night zone of the house, starting from an entrance hall with exposed stone walls, terracotta floors and wooden beams supporting the roof.
Bedroom N°1 is small and accessed directly from the entrance hall. Here we have terracotta floors and wooden beams on the roof with a single window offering a view over the nearby vineyards.

The independent bathroom on the upper floor is a real masterwork: the shower, in particular, is covered in Murano glass tiles with small blown glass fishes embedded. The shower floor is tiled in two-colored glass (blue and copper).
The entryway on the lower floor leads directly to an open space including the living room, the dining room and the kitchen. The room is tiled in terracotta, while walls are plastered leaving only small sections of exposed stone. The arched entrance doorway offers a beautiful view over the Lake Montedoglio.
Bedroom N°5 (the only one on the ground floor) boasts a terrace and an en-suite bathroom with travertine-covered tub and shower. The rustic style of the bedroom is highlighted by terracotta floors and exposed stone walls.
The villa boasts two terraces, one for each floor. The upper one, with a beautiful ivy-covered pergola, is right next to a useful car park and leads to the entryway of the villa. The one on the lower floor, paved in stone, hosts a BBQ area ideal for al fresco dining.

The farmhouse (500 sqm – 5,380 sqft) dates back to the 18th century too and has been attentively restored to preserve the typical traits of the countryside buildings in Tuscany.
On the ground floor, we enter a spacious entrance hall, characterized by stone and graniglia floors, wooden beams on the ceiling and a monumental stone fireplace usable to warm the room during winter. The kitchen, right next to the entrance hall, boasts graniglia floors and wooden beams. Just after the kitchen one enters a snug with stone floors and wooden beams, particularly suitable to spend evenings with friends.

The basement includes two storage rooms for firewood and a cellar for storing wines and other products.
On the outside there is a nice panoramic terrace with stone walls and paving, fitted with a BBQ area perfect for al fresco dining.

A small derelict building (80 sqm – 861 sqft) on three floors can be fully restored and used as a small storage room or warehouse for tools.
The villa has a 12 x 6 m swimming pool with a terracotta solarium (200 sqm – 1,152 sqft) which can easily be equipped with chairs and/or sunbathing beds to spend pleasant summer days.
