Placed among the
wonderful hills surrounding Sansepolcro, this historical Villa is dating back to the 17th century. Its construction has been commissioned by one of the main noble families of Sansepolcro . It started in the 1600 under the lee of a Medieval guard tower even referable to the years around 1000.
The foundations have been built just on a rock, that is the material what the whole hill is composed by , ensuring, therefore, a considerable solidity and total lack of dampness , to the building.
The walls , from 0,80 to 1,00mt in thickness , give to the villa an unique thermical insulation and soundproofing.
The construction of the facade facing the East , assumes the typical “U” shape of the Patrician Tuscan Villas, with the two wings those surround one of the three entrances. The current inside configuration, permits to have two separate wings of the Villa with two separate entrances ( one wing has two entrances). By opening internal doors it is possible to
reach one wing from one other, unifying , in this way, the whole Villa. The internal Family Chapel testifies the Nobility of the Building, with the Altar-piece , dating back to the 1600, dedicated to the “ Madonna Di Loreto”, and with the valuable stucco-works decking the vaults and the small Sacristy ..
The Villa consists into in to 3 floors: On the basement there are 2 rooms, currently used like Cellars and another room; on the ground floor there are Hall, Kitchen, Kitchenette,
Laundry, Dining-room , Living –Room, Hall/Sitting room ,Sitting-Room, Bathroom with shower. In the Kitchen ,built with a brickwork , covered with the typical stones of Assisi, there are inserted all the electric household appliances: Fridge, Freezer, the Dish-Washer, the Electric oven, The Gas Ring.
On the first floor there are 16 rooms, divided in this way: 7 Bedrooms at least ( 4 with bathroom and 3 without bathroom), 1 Bathroom, 2 passages, 1 sitting-room and the wonderful
frescoed Gallery. 2 Rooms in the Attic and 1 Room in the Tower.

In the 1995 the restoring works of the whole building begun, by removing plaster from the external walls and by the successive plastering and painting ..
The Tower has been restored on the external part by stuccoing the exposed stones; the inside walls of the same Tower have been plastered.
The roof has been completely restored by following the modern techniques and so with insulation where there are, just above , living areas. The same ceilings of these rooms have been completely sanded and treated, bringing, in this way, the wooden beams out. Two Skylights have been added in order to make the rooms inhabitable. The interiors of the building have not been involved in the restoration, and they are still retaining the typical aspect of a building coming from
the 1600. The ceilings are , in fact, high from 4 to 7 metres, Lacunar ,with Bohemian Vaults or with wooden exposed beams. The Gallery , frescoed by a local painter , is dating back to 1700. All the 6 bathrooms have been restored, by replacing all the hydraulic pipes with new ones, all the sanitary fittings, the sheathings and all the paving tiles with terracotta floors.
The heating system has been programmed by the fitting up two Immergas methan boilers, also for the delivery of warm
water, in each Villa’s wing. The sewers ( waste-water) , both of the kitchen and of the bathrooms , are new and they take the waste-waters into sewers, made up by 4 groups of cesspools ( and 3 for each group), those convey the clear waters in two distinct sumps on dispersion located in the lands nearby the building. All the hydraulic system , from the production of water in the artesian well to the sewer, is private and independent and enjoys , therefore the
inexpensiveness to not be charged by the expenses for supplying water, nor by the tax required for the connection to the mains sewerage. The Garage is 48sqmts in size( 516 square feet) .
The marvellous Park for a total surface of 3500sqmts( almost 1 acre) is a typical example of the famous “ Giardino all’Italiana” with secular trees like , Cipresses, Cedars of Lebanon, Elms, Fir –Trees, Horse-chestnuts, Ilexes and many Lime-Trees.
In the 1998 has been built with concrete the beautiful swimming-pool( 10*5*1,5 metres) with automatic purification System.
